What Can Airbnb Hosts Claim at Tax Time in Australia? [Free Checklist Inside]
If you're an Airbnb or short-term rental host in Australia, tax time can actually be a huge opportunity.
From furniture and decor to cleaning supplies and subscription tools, there are dozens of expenses you may be eligible to claim as deductions. But most hosts don’t realise how much they’re missing out on.
To help, I’ve created a free downloadable checklist that breaks down all the most common (and often forgotten) claimable expenses — just in time for EOFY.
What Can You Claim as a Short-Term Rental Host in Australia?
Whether you're renting out a guest room or running a full-time Airbnb property, here are a few tax deductions many hosts can claim:
Furniture and decor (yes — even that $79 floor lamp)
Cleaning fees and supplies
Utilities like Wi-Fi, electricity, water (based on use)
Subscription tools like Canva, Notion, Lodgify
Airbnb platform or booking fees
Professional photography or design services
Repairs and maintenance
Linen, mattresses, and kitchen items (used for guest stays)
Keep in mind: items under $300 may be claimed immediately, while more expensive purchases are depreciated over time.
Why It Matters
Claiming legitimate deductions can improve your rental ROI and reduce the stress of tax season. And if you're styling or upgrading your property now, it’s a great time to combine that investment with smart record keeping.
